Casa Civetta, named after the native little owl, provides scenic vistas of the hills, pine forests, vineyards and olive groves of Umbria. The view will remain unspoiled as the local administration does not issue building permits on undeveloped land around Monte Vibiano Vecchio. Olive trees dominate the ca. 10,000 sq. m (2.47 acres) estate, supplying around a 100 litres (21 gal) of oil every year. The trees are taken care of and harvested—by hand, as it is custom in Umbria—by Joan, the janitor, who lives in the flat in the basement. He is being assisted by the donkey Marcello, who likes to graze the spaces between the olive trees, keeping them clean of weeds. An inhabitant of the estate for many years, all attempts to give the faithful mule to neighbours were to no avail, as he always kept returning to his garden the very next morning.

Dating back to a 17th century farmhouse, Casa Civetta was restored, refurbished and extended by an eastern annex in 2012. Here, features of the traditional Umbrian country house such as the brick and rubble walls, which keep the inside of the house temperate even in summer, and the pitched roof covered with terracotta tiles, fuse with modern living comfort. Natural gas is used for heating and will be charged according to the actual consumption. The gas tank installed in the house remains the property of the gas supplier. Road access to the house from the north is granted through the neighbouring land, which is in possession of Lorenzo Fasola Bologna, owner of Castello Monte Vibiano Vecchio. French windows offer views of the surrounding hills and the Apennines. Terracotta-tiled floors and wooden beam ceilings create the atmosphere of a typical Umbrian country house. A brick and stonework fireplace adds to the cosiness of the central dining room. The flat features a furnished kitchen and a windowed bathroom equipped with corner bathtub, heated towel rail and bidet. The three flats on the first floor, which may be merged, should the new owner wish so, offer room for your ideas. The interior doors as well as the furnishings of bathrooms and kitchens are up to the buyer’s taste. The floors are tiled with terracotta. Connections for water and power supplies, phone and TV as well as chimneys for fireplaces have already been installed. The compounds provide enough space for an outdoor swimming pool.
