Sanremo Properties For Sale

Sanremo real estate: houses and apartments for sale

Sanremo sits on the Riviera dei Fiori, the stretch of Ligurian coast between Imperia and the French border. It has a mild climate in winter, sandy and pebble beaches, a marina, the casino, a lively town centre and good connections: trains to Nice and Monaco, Nice airport in about an hour by car. Property here ranges from small flats near the beach to period villas on the hills, which is why it attracts both people looking for a holiday home and people relocating for good.

Types of property

• Apartments: the most common purchase, from studios in the centre to sea-view penthouses on corso Imperatrice.
• Villas: on the hills around the town (Solaro, San Giacomo, Coldirodi, San Romolo, Poggio), with garden, views and often a pool.
• Houses in the old town (La Pigna): renovated stone houses in the medieval centre.
• Country houses: with olive groves and land in the valleys behind Sanremo, 10–20 minutes from the sea.

How buying works in Italy

The process is different from the UK or the US: an offer (proposta), then a binding preliminary contract (compromesso) with a deposit, then the final deed signed before a notary (rogito). Under Italian law the compromesso binds both parties from signature and there is no cooling-off period, so the checks have to be done before. Taxes, notary fees and agency fees are explained in our buyer's guide and in Taxes and costs of buying property in Italy.
